3 Margaritas to add site in Pueblo West
Pueblo West will be the new home of a 3 Margaritas restaurant.
The chain of family-style Mexican food restaurants will remodel a vacant section of a shopping center at 171 S. Purcell Blvd. with plans to open within a few months.
A property company affiliated with the chain recently bought the entire 16,200-square-foot center. Tenants include a chiropractor’s office, a State Farm Insurance office and the Pho50 Asian food restaurant.
A 3,200-square-foot section is being renovated for the restaurant, the chain’s second in the area. Near the Pueblo Mall, 3 Margaritas also operates at 3620 N. Freeway.
John Hart, a broker with Stavely Realty that assisted 3 Margaritas with the sale, said the chain initially considered leasing space at the shopping center before opting to buy the property outright.
The property was foreclosed on in 2013 by Citywide Banks, according to the Pueblo County Public Trustee’s Office.
El Zardo LLC, a property company affiliated with 3 Margaritas, paid $850,000 for the site, according to Stavely Realty.
“This one took a little bit of time to get through. It was a good transaction and it worked out well for everybody, which is ideal,” Hart said.
The restaurant will go into space once used by CaT’s Pour House restaurant, which now operates about a block away on Tiffany Drive.
Operating as full-service restaurants throughout Colorado, 3 Margaritas include several in the Denver metro area.
